Conversion of a Listed Building former care home into an 18-room House in Multiple Occupation (HMO).

Our Role

  • Undertook independent site monitoring for the funder through regular visits to review works completed, progress, and key risks.
  • Assessed drawdown requests against the cost plan and progress on site to support fair, informed release of funds.
  • Produced structured interim reports throughout, highlighting material issues, implications for completion, and any actions required.
  • Identified and reported a Listed Building compliance matter, advising on implications and next steps.

  • Listed Building sensitivities and the requirement to align works with consents and conditions.
  • Potential conflicts between Building Control requirements and heritage/planning constraints.
  • Asbestos considerations and the knock-on impact on method, programme and cost.

Outcome

  • The funder’s interests were protected through independent monitoring and clear reporting on progress, cost and key risks throughout.
  • Listed Building consent requirements were maintained alongside Building Control expectations, reducing the likelihood of enforcement or rework.
