We coordinate input from key disciplines — including transport, environmental, ecology, site investigation services, landscaping and heritage — ensuring that emerging schemes are supported by appropriate specialist input and aligned with space standards, building regulations, and practical delivery considerations. Where appropriate, we also guide and coordinate pre-application engagement with the local authority, helping to clarify expectations and reduce uncertainty before a full submission is made.

Planning Applications and Submission Management

Where a new planning application or revision is required, we guide the preparation and coordination of the submission to ensure it is complete, compliant, and aligned with the intended development.

This includes reviewing validation requirements, coordinating supporting reports and surveys, and preparing or overseeing planning statements, design and access statements, and planning drawings. We liaise with the local authority and relevant consultants throughout the process, ensuring technical information is accurate, consistent, and reflective of the scheme proposed.

Once submitted, we monitor the progress of the application, respond to queries where required, and support the process through to determination — maintaining clarity and momentum while keeping the development grounded in realistic delivery expectations.

Planning Compliance and Amendments

Planning does not end once permission is granted. Throughout the lifecycle of a project, we manage and coordinate the various mechanisms required to maintain adherence to approved conditions and respond to evolving project needs.

This may include discharge of conditions (DOC), non-material amendments (NMA), variations of condition (VOC), lawful development certificates (LDC), prior approvals (PA), and Section 278 agreements. We review requirements carefully, coordinate the necessary technical information, and ensure submissions are accurate, consistent, and aligned with the approved scheme and intended delivery.

We also oversee matters relating to Community Infrastructure Levy (CIL) and Section 106 obligations, helping clients understand financial implications, trigger points, and statutory requirements. Our methodical approach and attention to detail help identify potential issues early — reducing the risk of delay, additional cost, or unintended breaches later in the process.
